THE DIRECTOR OF PRECONSTRUCTION IS an integral part of the acquisition process. Relationship building is vital to this role. The
Director of Preconstruction will be responsible for meeting with architects, designers, and clients/client representatives to work through
the initial details of the build process, including permitting and building science. The successful Director of Preconstruction will be
knowledgeable, organized, and thorough, always representing Jackson LeRoy as the authority in luxury custom homes while tracking
and managing processes behind the scenes.
THE DIRECTOR OF PRECONSTRUCTION WILL be responsible for the following tasks, duties, and assignments. These
responsibilities will evolve with your expertise and strengths:
• Lead pre-construction meetings with clients, architects, and designers
• Using the home plans, make a list of selection needs
• Coordinate with designers to fill all selection needs
• Track building permit progress for new construction and renovation projects
• Approval from fire departments, utilities, and recreation districts
• Track city comments and contact necessary parties to make changes to permit documents
• Create permit binders upon permit approval
• File projects with the Construction Registry for liens
• Submit state lien recover information
• Track bonds and gather any documents for repayment
• Create preliminary construction schedule for Renovations
• Confirm the release of liens at the end of the project
• Track the acquisition and release of bonds as needed
• Attend weekly office meeting
• Attend weekly pre-construction meeting
• Gather permitting documents and submit permit package to required municipalities

o Gas schematic
o Geotech (if applicable)
o Survey
o Most recent construction plans
o Calculations
o Specifications
o Fill out any city required city forms
o HOA requirements
THE DIRECTOR OF PRECONSTRUCTION MUST HAVE the following abilities and knowledge:
• Efficiency in the management of time and knowing how to rate priorities
• Exceptional people skills, able to communicate clearly with those you collaborate while also being personable and efficient
• Competence computer skills
• A keen awareness of the needs and potential demands of the work at hand
• Thorough understanding of construction plans and documentation
• Organization and prioritization are paramount to this role as you juggle many projects
• Careful tenacity as you ensure tasks are completed in a timely fashion while maintaining relationships with all involved parties
