Job Description

Capital Property Management is seeking a full-time maintenance technician/supervisor. CPM is dedicated to providing our tenants with the best possible experience while renting from us and needs a team player to help us manage the maintenance aspect of their experience. Our portfolio of mostly single-family properties along the Wasatch Front with a high concentration in the Salt Lake Valley.

This job requires technical handyman abilities but also requires a strong level of creativity to solve problems. Every day is different; every job is different. You’ll be the first to respond to all work orders, we expect you to be able to cover all the basics. But we a have network of professionals we work with when licensed repair work is needed – electrical, plumbing, hvac.

Applicant must be organized and able to handle a small amount of paperwork to help track the progress of each work order. Must have smart phone. Some nights or weekends might be required but are not common.

Swamp cooler and sprinkler work will be required at times over the summer months. Minimal landscaping throughout the season.

Must be able to lift 50 lbs, have valid drivers license, be able to drive a trailer, and pass background check. 90 day trial period.


*** CONSTRUCTION BACKGROUND STRONGLY PREFERRED ***

Responsibilities

  • Plumbing repairs - both water and sewer. Must have experience with large snakes
  • Electrical diagnostic - replace outlets, switches, fixtures, diagnose larger issues before electrician comes in
  • HVAC - cleaning flame sensor and diagnosing small issues including if it's an issue from the thermostat before calling in hvac tech
  • Paint & Drywall - must be able to paint a full house efficiently
  • Roof - small patching
  • Swamp coolers - Get ready for summer or winterize, service when needed
  • Landscaping - 2-4x a year, pick up around a few properties including weeding, mowing, edging, and trimming
  • Appliances - diagnose problems with fridge/freezer, washing machines, dryers, dishwashers and be able to replace all of them
  • Be able to replace water heaters
  • Continuously keep storage space organized
  • Create list for turns and file reports
